Building Regulation Fees

Normally works that come within the remit of Building Regulations will attract a fee. The amount payable to Building Control will be dependent on the nature of the work undertaken.

With a Full Plans application only the Plan fee is required at the time of making the application. An invoice will be sent for the Inspection fee following the first inspection.

With a Building Notice application, the plan and inspection fee are combined into a single fee and is required at the time of making the application.

With a Regularisation application, the plan and inspection fee are combined into a single fee plus an additional 20% and required at the time of making the application.

Work not requiring Building Control fees: 

  • Certain work to facilitate the needs of disabled people, providing access to the public to an existing building, or providing extensions or alterations to an existing dwelling.  Where fee exemption is being claimed for such work, to a dwelling, evidence that the work is required will need to be provided when making the application and this will normally be provided by an Occupational Therapist who will outline the nature and extent of such work.  Please contact Building Control if you have any queries in relation to this.
  • The installation of cavity wall insulation in an existing building.

Fees based on estimate of cost

Notes:

1.     The Council Property Certificate NI pricing was agreed with The Law Society NI a number of years ago and was recently reviewed regionally through dialogue with the SOLACE and The Law Society.

2.     Some classes of building are exempt from making an application to the council where the appropriate criteria is met e.g. some porches and conservatories

3.     Prior to 1994 “Completion Certificates” did not exist. This option provides a letter  of a ‘comfort’ where necessary

4.     Postal Numbering Certificate. This is a legal entity and differs from a confirmation of address letter

5.     Provision of Specification Notes for EPC. This differs from application information made under a FOI request.

6.    Copy of archived drawings generally only available to applicant and/or agent and also subject to DATA Protection & Copyright Legislation
