Council Property Certificates for Land & Property Conveyancing

A Property Certificate is part of the legal searches usually sought when a property is being purchased /mortgaged and is normally requested by a member of the legal profession for conveyancing purposes (property sales).

It enables a prospective purchaser to find out if there are any breaches of statutory provisions in relation to the property and if any legal action has been taken or is pending in relation to a number of Council services.

How to get a property certificate

If the property is located within the borough, your solicitor completes a standard application form and sends it to us.  We answer a number of standard questions agreed between the Law Society, The Council of Mortgage Lenders and the Northern Ireland Local Government Association.

The questions cover areas such as:

  • Building Regulations
  • Licensing
  • Environmental Health
  • Postal Numbering
  • and other issues which might have a bearing on the sale of the property

Once the specific questions have been answered by the relevant departments, an official Property Certificate is produced and returned electronically to the requesting Solicitor.
